One of the newest master-planned custom developments within Newport Coast, Pelican Crest is arguably the most sought-after address in Orange County – that from real estate agents Jason Bradshaw and Darren Smith, who are experts on this exclusive enclave.

Many of Pelican Crest’s estimated 150 custom-built homes are positioned on lots that command 180-degree panoramic views of the Pacific Ocean, boasting views of white water, multiple piers, Catalina Island, Newport harbor, city night lights, Palos Verdes Peninsula and beyond.

Bradshaw said that the “front row” homes of Pelican Crest – including the streets of Avalon Vista, Pelican Vista, Pelican Crest, and Covecrest – “generally trade at a premium, given their unobstructed panoramic ocean, harbor, and golf course views.”

The community is positioned directly above the Crystal Cove State Park, which provides the area with more than three miles of pristine beachfront and 2,400 acres of undeveloped land for outdoor activities such as hiking, mountain biking and horseback riding.

BIGGER REALLY IS BETTER

Bradshaw notes that the architecture is primarily Mediterranean and Tuscan, with an average interior of 8,000 square feet and average property size of over 20,000 square feet. The homes, Bradshaw said, are “positively palatial,” offering beautiful landscaping, scenic vistas and the privacy of a 24-hour/guard-gated community.

Interior amenities, Bradshaw noted, “embody California luxury living” – the kind of comforts and conveniences desired by many but not always within reach, including transitional indoor/outdoor living spaces, gorgeous pools and outdoor kitchens, multiple terraces, and subterranean garages for 10 or more vehicles.

Prices range from $6 million to more than $35 million. Bradshaw said he’s currently listing two such properties.

The first is a French Provincial home recently remodeled with contemporary features yet still retaining the old-world feel. The 6,400-square-foot, five-bedroom, five-and-a-half bath home contains a courtyard pool and canyon and partial ocean views, all on a 16,700-square-foot lot. The asking price is $7,800,000.

The second home, Bradshaw said, is a five-bedroom estate that “boasts some of the best views in all of Newport Coast from its rare ceiling-to-floor windows situated throughout the home.”

This 9,790-square-foot luxury home is on a large 18,430-square-foot lot and consists of five bedrooms, five-and-a-half bathrooms, a home theater, wine-tasting room, and an eight-car subterranean garage with elevator access to all three levels.

“This estate is positively gorgeous,” Bradshaw commented. “It’s the kind of home so many prospective homeowners look for when they come to Pelican Crest.”

But the real draw of Pelican Crest, Bradshaw said, “is the fact that every home is someone’s unique vision. No two homes are the same.”
