There is much more to the purchase or sale of a waterfront property than what meets the eye in the nature of gorgeous views and premium locale. Indeed, oceanfront and bayfront homes, the two distinct classifications of waterfront residences, involve many additional factors that require specialized knowledge on the part of real estate professionals in order to serve and protect the best interests of both buyers and sellers, according to Villa Real Estate’s Evan Corkett and Steve High.

BAYFRONT VS. OCEANFRONT

“With bayfront homes, you need to understand boats and the boating community, among other things,” says High, Villa’s president. “With oceanfront properties, you must consider the buyers’ expectations regarding access to the shore, plus legalities affecting that access. Waterfront properties are unlike any others.”

High and Corkett, who have successfully worked in all of the luxury-housing markets of South Orange County, have extensive expertise in the myriad issues affecting waterfront transactions and a combined career sales total of more than $1 billion to prove it. For nearly 17 years, they’ve worked as a team to cater to the residential waterfront niche from Huntington Harbour to San Clemente.

In 2015, Corkett and High represented both the buyer and seller in a spectacular oceanfront property in Irvine Cove listed at $29,500,000.

 

LIFESTYLE ORIENTED

Corkett, an agent for more than 30 years, has lived on Newport Beach’s oceanfront for three decades and has sold such landmark properties as the Bartholomew Estate. High, the original sales agent for the Montage Resort and Spa, has been selling O.C. real estate for 29 years and has lived in a bayfront Newport home for 14 years.

“Both of us are oriented on the water. We understand all the innuendos of the lifestyle and its range of variation,” says Corkett.

“Some people want to live in the thick of the action. Others want secluded privacy. Some only want to see the water and have no desire to interact with it. Others won’t even consider a property unless it has direct access to the sand or its own dock.”

Corkett’s husband is a yacht broker and accomplished sailor, so she and High have instant access to expert counsel on what is available or needed to dock various-sized boats. High and Corkett, who helped co-found Villa Real Estate in 2013, are also well versed in the strict regulatory controls affecting stairs, seawalls and docks.
