Emerald Bay

This enclave of 550 homes is a highly prized, highly desired destination point thanks to its stunning ocean views and California’s only private beach, offering sand-level access only to residents and their guests.

Those who value privacy, exclusivity and world-class amenities are attracted to the guard-gated community, which was established in 1929.

Houses of every size and value, both beachfront and hillside, offer individuality within a range of styles that includes contemporary, European and Eastern Seaboard. Almost every home has a view, with property prices ranging from $3 million to $60 million.

Harold Noriega sells Emerald Bay properties and is also a resident of more than 31 years. “My having lived here for so long and also selling real estate here is the real definition of being an area expert,” he said. “My life is representative of what the lifestyle of the community is all about.”

That lifestyle, he said, really amounts to two major aspects: privacy and unparalleled community amenities and exclusivity.

Emerald Bay is the only private beach in all of California with no public access. The state’s Coastal Commission requires all other private beaches to provide a way for the public to access public beaches – paths, walkways, stairs and
the like.

Noriega said that in Emerald Bay, “we’ve never had that.” The Emerald Bay Community Association has purchased the rocks from the main tideline up to where the property lines exist, making private property of everything from the water’s edge to each home.

This unparalleled degree of privacy “is why you see a lot of sports, business and entertainment figures own property here – you won’t get any of the public, whether fans, press or whomever,” finding their way into the neighborhood.

Emerald Bay’s half-mile of sand beach is the only private beach community in all of Orange County that’s entirely at sand-level access to property owners – “unlike other beach communities,” Noriega said, “where there are numerous steps to the beach. This makes it more desirable and easier for kids and adults as well as being completely contained and private.”

“Secondly, since we’re an unincorporated city of Orange County, we have our own fire department, 24-hour patrolled security and service district – plus a number of different community programs for everyone from tiny tots to adults of all ages.”

One of Noriega’s most recent Emerald Bay sales typifies what everyone desires in an Emerald Bay property. The 7,800-square-foot beachside property, listed at $12,999,000, “has every amenity you’d want in a beach home, including a swimming pool and spa, and fully automated ‘smart’ features using the latest technology in lighting, sound and security”
– and, as expected, “unparalleled ocean and whitewater views.”
