Pelican Hill

Opening in 1995, Pelican Hill is the Newport Coast community where the desire for large custom estates on grand lots originated.

“Pelican Hill is what started it all,” says Jason Bradshaw, a real estate agent who specializes in coastal properties – “all” referring to “the building of custom, estate-style larger properties.”

The result: An enviable luxury coastal community of 140 exclusive homes in the $5- to $25-million price range.

Pelican Hill home sizes, Bradshaw said, “range on average well over 8,500 square feet, and it’s not uncommon to find them proudly sitting on lots of more than a half-acre.”

Availability can vary widely, Bradshaw said, but he’s currently listing an entirely remodeled 8,000-square-foot contemporary residence that’s “on a massive 26,567-square-foot lot with sweeping views of canyons, city lights, Catalina Island, Newport Harbor, and whitewater shoreline through downtown L.A.” priced at $10 million.

Just minutes away is Crystal Cove State Park’s beautiful, secluded 3.2-mile beach cove and 2,400 acres of undeveloped woodlands with trails for hiking, mountain biking and horseback riding.

One of the biggest draws of the community is the sprawling, luxurious Pelican Hill Resort, which features two championship 18-hole golf courses designed by renowned golf course architect Thomas Fazio.
