Irvine's Live-Work Vision

What will the Irvine Business Center (IBC), the 2,000-plus acres centered on the 405 Freeway and Jamboree Road, look like in future years? Irvine has developed what it calls the IBC Vision Plan, and high-density residential development is a major aspect in what the city calls a “live-and-work” environment.
Envisioned is a reduction in future commercial/industrial space, currently at 43 million square feet, from a final 54 million square feet down to 51 million square feet. At the same time, there would be a 5,600-unit increase in residential, currently at 7,000 units, from a final 9,400 to 15,000.
More than $70 million in public improvements are envisioned as part of the plan, including shuttles, pedestrian bridges on Jamboree Road and Michelson Avenue, landscaping, and sidewalk improvements.

After using a group of trailers as its city hall for the past 35 years, San Clemente might finally be on its way to a new city administration building. The City Council has voted to “look at” a 3.4-acre site north of Marbella Plaza.
The property was dedicated to San Clemente by the Marbella Development Company as the location for a fire station, but the site was never used for that purpose.
