If ever an Orange County location offered the best of all worlds, Eastside Costa Mesa easily qualifies. First off, it’s home to 17th Street, the city’s popular retail and leisure promenade, with its shopping, dining, and entertainment and night spots.

John Wayne Airport, the Back Bay Nature Preserve of Newport, and the world-class shopping and entertainment of Fashion Island and the South Coast Metro district are all easily accessed.

Matt Perry of Villa Real Estate said “a combination of factors” defines his attraction to the neighborhood, of which he’s a longtime expert as both a real estate broker and property owner.

CONVENIENCE, VARIETY AND SOPHISTICATION

“Eastside Costa Mesa has always been what I consider to be eclectic, yet an area that has quite a bit of sophistication.” The neighborhood, he said, “has always been a high demand area for young couples and young families getting started.”

That includes Perry himself: “I own property there myself, and it’s where I have chosen to raise a family.”

Among the many assets Perry cites are “award-winning public schools” and “a very convenient lifestyle that includes a large abundance of great shopping and services, the general business district in the area, and proximity and easy access to all of the activities our coastline and the harbor offer.”

ONE-OF-A-KIND RESIDENCES

Perry cites some properties he currently represents that typify the neighborhood’s blending of history, beauty and abundant space. One is “a classic remodeled Eastside Costa Mesa bungalow on a coveted cul-de-sac” on more than 8,200 feet of land shrouded in mature, 50-foot trees, listed at $849,000.

In lower Eastside Costa Mesa on one of the most desirable streets that feeds to Mariner’s Elementary School, Perry is privately selling a five-bedroom home “designed and built by a well-renowned local custom home builder as his own personal residence,” complete with pool, that was privately offered at $1,649,000.

“It’s a perfect example of a very well-seasoned custom home builder’s talents in its design and functionality which includes a private covered rear entertaining area adjacent to the pool and spa,” Perry said.

He’s also currently representing “one of the most substantial properties in all of Eastside Costa Mesa,” also built and designed by a highly acclaimed designer – on an 18,000-square-foot parcel, its modern main house and detached pool home house five bedrooms and nine bathrooms, with approximately 5,500 square feet of living space. “For our area,” Perry said, “it is truly a one-of-a-kind, estate-like property.”

Prospective buyers can expect prices ranging from $499,000 for entry-level dwellings to $3,239,000 for a substantial and genuinely unique property.

Perry said the combination of environment and “truly a convenient lifestyle” draws people to Eastside Costa Mesa – “then, once you move here, you’ll want to stay.”
