Seclusion is a key feature of Shady Canyon, for although it’s just minutes from major freeways, John Wayne Airport and the beach, the private, 1,100-acre enclave feels like it’s hidden away from the hustle and bustle of everyday life in Orange County. With its rolling hills of native oaks and Mediterranean-style grand estates surrounded by a 16,000-acre open-space preserve, Shady Canyon looks and feels like a corner of the countryside in Tuscany. Shady Canyon offers a lifestyle unparalleled in Orange County – and is one of the area’s most prestigious and sought-after luxury neighborhoods.

A GOLFER’S PARADISE

In addition to its beautiful scenery, stunning homes, and access to miles of hiking trails via the adjoining preserve, the community has a world-class golf course of approximately 350 acres that was recently revitalized to include all-new fairways.

Surterre Properties agent and area expert Chris Valli calls the course, designed by the renowned Tom Fazio, “spectacularly beautiful.” Valli said that although membership into the golf course’s private country club is independent of Shady Canyon home ownership, “more and more residents are taking advantage of its amenities.” These include golf camps, a state-of-the-art gym, childrens’ swim teams, and more.

SECURITY AND PRIVACY

Valli, who has been involved with Shady Canyon since its inception in the late 1990s and has sold more properties there than any other agent, cites the community’s security and privacy as one of the key reasons homeowners seek it out. Valli said Shady Canyon’s guard-gated acreage offers residents, be they celebrities, sports figures, CEOs, politicians or entrepreneurs, “both a sense of community and of absolute privacy.”

“The family-friendly community also offers an intangible, highly valued attribute: natural silence,” Valli says. “People who have become almost conditioned to the cacophony of urban living, and the constant sounds of traffic, helicopters and sirens, tend to forget how absolutely restorative silence is,” Valli said. “Then they experience a few quiet evenings in Shady Canyon, where they gain a sense of being out in the countryside, away from the din.”

COVETED HOMES

Valli said that since 2013, prices for Shady Canyon homes have appreciated 20 to 25 percent, showing the tremendous amount of demand for the neighborhood’s homes, location and numerous assets, tangible or otherwise. Recent prices, he said, range from about $3 million for a 4,000-square-foot home to roughly $18 million for a 16,000-square-foot estate.
